As well as your immediate building plans you should consider any future plans you may have to subdivide or include a pool.

Shape

Often buyers focus on the size of the land, but it is the shape of the land that will significantly impact your building plans. While some blocks are conducive to almost any design, elongated or angular blocks may require the expertise of a specialist architect or builder. Always consider whether the shape of the block will be suitable for your plans.

Consider the orientation of the block and how it is positioned in relation to the road. Blocks that have a north-facing backyard are always favourable as they will receive the sun in winter and shade in summer. However, a clever house design can work with the shape and orientation of the block.

Soil

You should always have the soil tested before buying a block of land. This is because the type of soil can dramatically affect your building costs. If the soil is sandy it may require reinforcement while rocky or clay soils may need excavation. Ensure the soil is tested by a qualified engineer according to the Australian Standard.

While investigating the soil, it’s a good idea to check for ground-water. A damp block may need additional drainage.

It pays to do your own searches and make enquiries. These will include:

  • Look around the neighbourhood and check the proposed plans for those blocks around yours.
  • Investigate whether the area is in a flood or bushfire zone as this could impact your insurance.
  • Check the land title certificate carefully to ensure you will have Torrens Title.
  • Visit council to determine if there are any easements on your land. For example an easement to use your land for widening a road.

Seek
